When investors decide to acquire rental properties, they must first decide what they want to accomplish, and over what period of time. The same criteria that we use in any sound investment strategy or financial plan should be used in the rental housing business.
When we speak of investing what we all are after is Financial Wealth, which is defined as the unearned income to finance your life mission without having to work. To reach your goals of financial wealth you must have your investment strategy or quite simply your game plan.
Through our years of experience dealing with many different Real Estate Investors we have developed a very simple three-part plan.
Step 1: Team
Who are the individual people you are going to pull together to form your Investment Dream Team. This team will consist of your Realtor, Lender, Title company, Home inspectors, contractors, and perhaps a property management company if you intend to use one.
Of course if you choose to use The Palmay Real Estate Group we already have taken care of this step for you. We have a list of vendors that our clients have been working with for years. But if you have your own vendors that you would rather use we of course would urge you to do so.
Step 2: Criteria
Criteria will describe what you buy. Meanings are you looking for a single family home, a condo, town home or patio home. Maybe you are interested in a duplex, or four-plex, or perhaps you might consider something in the commercial market instead.
Your criteria will be the standards that The Palmay Real Estate Group uses to define the type of property that you’re looking for. Your criteria are the things that we will list on your APB (all properties bulletin) when we are hunting for the next opportunity for you.
The Palmay Real Estate Group will make sure that these properties have all the right features and amenities that make it attractive for rental and resale in the future. Our own criteria allow investors to choose properties that represent the greatest opportunity while at the least risk.
Step 3: Terms
Once a property meets the Criteria we then look at the Terms to see whether it can be turned into a deal. When we use the words term what we are referring to are the negotiable aspects of the purchase, which includes the offer price, down payment, interest rate, and occupancy, closing cost. Simply said everything that makes up the financial aspect of the purchase.
